From what I learned, this means it cannot be rebuilt as a duplex if the structure is destroyed such as in a fire, it would need to be rebuilt as a single family.

I would just add to that, when i say jump in the fire always protect your downside and make sure that even if you didn’t get the best deal because of inexperience or an oversight that it doesn’t destroy you.
