If all you're doing is passing it off to an investor buyer, you're still a wholesaler, and you're still going to have to get at least a lot closer to the 70% rule than $125k.Also, I don't know what your "misc expenses" comprise, but any deal has to have enough meat on it to cover the costs of the initial buy, the holding costs (until it is either sold or rented), and the selling costs (if the investor buyer plans to flip the property).
