Have you asked for audited financials and gone through it with a fine tooth comb?

I use Zilllow and Redfin for majority of time because easier but to do detailed research I use MLS and I also comb MLS for deals not on realtor.

Combing through those should give you a ballpark of what will fit physically. 

They will go up and down this with a fine tooth comb finding more and more stuff.

I have one county that I own an apartment in that you can do a parcel search on multi family, which is great.The county i primarily invest in doesn't, so you have to comb it yourself or find the exact addresses.As far as title, wouldn't hurt to call them and see if they can put a list together for you, I imagine some could/would if your county was larger.

Ya we used to draw the line at Mullets, Mohawks &Toupee's , and now i hear some are including comb over'sNext was the decals on the window of their pickup trucks and the mud flaps.Tattoos were further down the line.....

You are probably already combing the various RE apps , looking and saving opportunities.  

I've been combing through the file system on bigger pickets and cant seem to find anything I like for excel I have used quick books in the past and really liked it.
