Checking in with the BP public on this...wife and I just bought and moved into a SF this May at 6.812% and the monthly payment (4319 all in) is pretty painful.

Hey @David Cherkowsky my wife and I house-hacked just outside Alexandria (in the Fairfax County side) and now are in City of Alexandria in the West End.We went the walkout basement route but have friends who did rent by the room (they're past clients of @Russell Brazil). 

I am planning on Sunday as well with my wife and kids.

I believe you are limited to 10 loans for you and 10 for your wife, but even though they are rented and bringing in income they go against your DTI. 

I told my wife that if it costs us $80k I'd rather buy a 4 unit not a single family in HOA locked up community.

@Jonathan BockWhile paying taxes is not fun and trying to defer them is part of the game - my wife always jokes that the more you pay the more you make and if someone is paying six figures in taxes - well they are making a very decent living.

I provide them with the rent amount and they write a check in their name.My wife and I with my VA disability make $64,100+$88,608+$17,840=$170,550 or $14,212 a month or less.

My wife and I are hoping to close on a SFH soon with the intent on doing an STR!
