Why are you communicating with the tenants if you have a property manager?

I'm on house number 4 that I've lived in and renovated, so I agree that's a good strategy (I've done it just through life, not actually a purposeful strategy). 

I think most are not going to cut you a break because you have more properties.

@Jim Bice this actually sounds pretty reasonable to me given the situation you described.

The fact other properties have chewed up sidewalk isn't a sound legal argument either.

The wrong tenant can lead to non-payment, evictions, and property damage.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

It looks like "Good Egg" is simply an Entity that collates funds, and then invests those funds on your behalf with the actual sponsors/general partners that actually purchase the properties, get the loans, manage the properties and distribute the funds.
