Eric,, I think why people go for the fund model is the idea that they are spreading their money into multiple notes being held by the company.. while in theory this is great but as you noted you don't really have any security compared to being the beneficiary of the debt instrument IE debt is in your name.

There is nothing that could happen at your rental that wouldn’t be your fault for not preventing, curing, fixing.

To have the funds released you need to have a third-party inspect the house and the repairs made or provide pictures and receipts.

The property was impacted by hurricane Helene and there is no substantial damages letter issued (yet?)

Also, check local zoning and park rules to ensure flexibility with different housing types.

You could put it on the market (and you'll know what that second assumption is), and at the same time do whatever you can to get the tenants out (and know what the first assumption is).
