@Peter Gosch, the Alabama Real Estate Commission typically does not initiate investigations on its own unless a routine audit turns up evidence of wrongdoing.

Again read up on the laws.Overages in WA go to the court.. then the homeowner must petition to get them its routine but it needs to happen that way.

In commerce, human beings respond best to clear boundaries, consistently enforced rules, and routine.

They do provide routine and ample protection, and they do meet or exceed ANSI grade 3 standards for residential use.

For what it's worth, I budget 8% for CapEx and another 8% for routine maintenance.

Most duplexes in my area are 1 or 2 beds, which isn't enough space, though I do routinely search for larger multifamilies with at least one 3-bed unit.

Everything seems so new, can’t wait until things just become routine.  

They routinely turned off pool equipment against the lease, they secured the yards irrigation system (we just had the entire front yard done right before they moved in), 3 foot tall weeds in the front yard, and let brown widows infest the back yard. 

Also, insurance companies can routinely go out 15-20 years if they like a deal.

I have my kids do it from the car when we pass a sign, with our "my grandmother needs to sell her house" routine.
