I've got some funds freed up from cash-out refis on 9 rentals that I purchased between 2011 and 2013 and some flips, but I'm not sure where to invest it.I had been buying rentals and flips in the Minneapolis area where I live, but the market has moved up so much on the low end that it seems impossible to find a deal that makes sense.

Where I live there are thousands of homes like ours and like are foreclosing at around 90k and selling for between 190k and 220k for a 1600 to 1800 square foot home here in Minneapolis.

Cloud or Minneapolis?

Since 1929 there has always been 1 bull market for every 2 bear markets.As for the housing market I strongly believe that prices are starting to get more inflated but from what I can tell in my Minneapolis suburb that the supply and demand is very high and people are feeling very confident about their jobs again, have lower debt and want to make a switch before interest rates go back up.

The town is a very high-end part of Minneapolis.
