It's been a while but I've read David Green's BRRR and Long Distance books.I'm interested in small single-family BRRR investments.

Start small to learn the market, people, and areas where you can achieve success.

So I would rephrase the question as: what are the pros and cons of Kansas City for buy and hold small multifamily when my goal is cash flow or what are the pros and cons of Kansas City if my goal is fix and flip SFH with large margins on each project.

Even getting out with a small profit will add to your return as long as you don't lose it all in taxes.

I also know personally that you do get small savings by leveraging  daily balances.
