Thanks for all your input Charlie and Mark.The current owner does indeed rent out rooms to other tenants, 2 other tenants but one moved out a month ago.Current tenant going through a divorce, the need to sell and share the proceeds.I already have a contract on the deal, and had an appraisal ordered comps are $212,000 according to the appraisal report and yes the neighbourhood is priced high.

In this vein, I recommend @Charlie Fitzgerald approach, and do it fairly but in a way that will compensate you in the medium - worst case scenarios.We accept them right now with our place in Virginia, but fortunately do not have tenants with pets at the moment.

@Charlie Fitzgerald, that was my other thought, if i rent the other place, i could bring home about $500 every month ( giving existing tenants break because there been there for 20 years, but could rent that side for 400 more, so potential of 900/ month income) i was originally trying to make a fast buck to re-invest but from what you said and @Darren Eady have said, these are the things i am trying to see makes sense or not.
