I can tell you right now the cost for sheetrock, labor to install, mud and tape and sand to level 5, prime and 2 coats of paint (7 different colors throughout house), touchups were about the same as what you seem to have been charged. 

For primary residence #3, we bought in the path of progress; so, not a live in flip per se but similar in that we will get high organic appreciation and also add value through easy rehab such as refinishing floors and railings, replacing fixtures, improving landscaping, upgrading tile, etc.

Covers keep water out, but you still want a drain inside that goes to the drain tile. 

The cost for material would be $15-20 on the low end and that would leave only $$25-30 to go to the store buy a door knob come back and install. I

I write down on them what year they were installed so it is easy to determine if we are close to the end of the 10 years.

If a larger issue with the hill exists, I would bury drain tile and catch some of that water from the hill and direct it around and away from the house.

A strategy you may consider  is selling is using either a 1031 or a structured installment sale to delay taxes. 

I’m seeing that some investors advocate for higher end materials when you can-granite counters, stainless steel appliances, tile bathroom.

It was recommend by a contractor and he installs this for homes and even in commercial locations such as malls.
