I read a good book on commercial management, it was a TREC textbook for licensing brokers.

Other basic text books like Principles of Real Estate can give you good basic info and how these gurus put thier stuff together, it's the foundation to start out right!

These might not be deal breakers, but every property will need maintenance at the very least so you want to be prepared going forward even when you have a textbook deal.
