It is not very difficult or complicated to evaluate commercial real estate, there are plenty of good books available that can teach you how, textbooks, online courses, community college classes, even excellent youtube videos etc, and it is actually quite enjoyable in the process to learn.

If he switches to another supplier, you will have decreased supply (and the other suppliers will raise prices) and transaction friction (changing suppliers, changed transportation, cost of getting out of existing contracts, etc.) will raise prices as well.Time to dust off your old Econ 101 textbook
