First thing that will stick out like a sore thumb is if the Realtor doesn't update the taxes for the next owner and tries to slip the current tax rate into the NOI projections.

Believe me, nothing much scares me and I'm not squeamish (refer to Marine Corps and farming career above :-)) I can get rid of those eye-sores in our communities, and help homeowners in the process.

I struggle with this because my husband is always looking at my outfit like "are you going out in public like that," and I'm like "I HATE being uncomfortable", and it's to the point I think I have a sensory disorder when it come to tightness, itchiness, being hot or cold, etc.

That's my two cents. if you plan to own it forever and only value cashfow or plan to sell it to investors later on than I would say you should do it (unless you'd stick out like a sore thumb or get in trouble with zoning/hoa/etc.)

The main reason is that more and more people (not just in my family but generally in US) suffer from insomnia or apnea or other sleep disorders, so that a married couple may actually prefer to sleep in 2 separate beds. 

Your property will be an eye-sore to the community (unless the neighboring properties are also like this).
