If she is current in her rent, I'd also 'happy clause' her...You are clearly not happy here, we can let you out of your lease without penalty (list conditions) and I'd send her a copy of my late rent policy.If she is behind on rent, send her a note explaining your resolution of the maintenance request (denied) and notice her according to the laws of your state.LOL, typed up a response and then saw the date...

It might get you or someone else hurt and it would be unlikely to get you a resolution that would minimize your loss-- I mean really would you want to kill a likely disturbed person over a f'ing REFRIGERATOR?

My partners and I wanted to pose this question to BP as we're going back and forth with no resolution - we're hoping for some outside advice.Very basic understanding of the structure of our partnership is:A - 45% investorB-  45% investorC- 10% investor (but has the background, skill set, and licenses to find/analyze the properties, negotiate, purchase, and is the local boots on the ground).These properties will either be fix-flip or long term holds (utilizing management companies).How would you split the profits if not being reinvested?
