Looking for advise on rental properties in Sacramento

Hi I am a newbie in Multiple units Rental Property Investing. I am currently in contract for an 8 plex units in Sacramento, however upon disclosure of P&L, 2 renters was 6-8 months delayed in rents. Realtor/Broker said location is great and property is in good shape, 4 units is upgraded, it has strong rents, which i agree compared to other apartments we have seen but that with two tenant not paying will give me 0 cash flow. According to our realtor, hopefully those two renters can be evicted in February then the property will start to have cash flow. Your comment or advice on this is highly appreciated ? Thanks

For sure still purchase the home if you have $0 cashflow (unless you’re leaving a ton of cash in the project). The cash flow to come will be well worth it especially if you finish renovating the units.
