I've also found some large square footage two bedrooms and converted them into three bedrooms to unlock significant value.What have you done to unlock value above and beyond rehabs and refreshes, removing walls, and flooring.

Cooling is better than no cooling, and for a newly refreshed house unless it's historic in some way, usually expected even if unnecessary.
