nontraditional property changes / mods to unlock value?

One of the tenets of investing is to buy low and sell (or rent) high. I've started0my search for my first real investment, after owning a number of "turnkey"condos over the last 20 years.

Other than finding the right price via door-knocking or outreach or off MLS endeavors, what are some of the things you've done repeatedly that is unlocked value that sellers or your competition other buyers has not seen?

For example, I've had great success adding washers and dryers to condos and townhomes. I've also found some large square footage two bedrooms and converted them into three bedrooms to unlock significant value.

What have you done to unlock value above and beyond rehabs and refreshes, removing walls, and flooring. Thinking about less common things like adding fences to attract families with small children or dogs, other exterior landscaping work.
