Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

Based on my research so far, Atlanta seems to be one of the places with a favorable gross rental multiplier, good prospect for appreciation, and sales price around the budget I am looking for and hence I chose Atlanta.

I am truly excited about the prospect of entering the real estate market and creating a path toward financial freedom for my family.

A prospective tenant views the apt with me, and I tell them "What you see is what you get, aside from a good cleaning, if you were to move in here, this is how you would get the apartment" .....then they move in and it's "what about this little paint blemish on the wall, what about that 1 cracked floor tile in the kitchen" ......I shut it right down.

I'm currently exploring opportunities in both the Southern California and mid-east markets.Another consideration on my radar is the prospect of "Owner Occupying" my inaugural multifamily home in San Diego, with plans to expand my portfolio from there.I would greatly appreciate any advice or insights from those with experience in the field.

I have some land in other parts of the country too where I tie it in with a prospective builder to give them a ROFR on building on it to a prospective land buyer.

Aloha,You are definitely losing out on otherwise perfectly good prospects with your full interrogation before they even view the property. 

What would you do in this situation and what would you tell the prospective tenants?  

I would highly suggest that your father be present with the prospective applicants.
