There doesn't seem to be enough information to support that.If you purchase a property but then spend 4 months rehabbing it before its first occupancy, your depreciation starts from the date it's placed in service (first occupied) not the purchase date.

I have called 20 banks and no one does a 1st lien on investment properties except 1 stated they would if owner occupied.During the research I read a website, which stated that 1st lien HELOCS on non-occupied are illegal and not allowed by Federal Law.Anyone know if this is true?

When taking over a long term tenant occupied property and the tenant has a pet would it be in my best interest to immediately request a pet deposit and increase rent due to pet, or don’t say anything about it and allow myself to make a few months rent in the bank than increase the rent in January?
