So you will have the same issues as a 4 plex, but now you will deal with even more tenant on tenant issues like a tenant complaining that another doesn't pick up their clothes or clean the dishes or pull their weight or whatever. 

I've shown rentals (not my own, thank goodness) where tenants left toilets full, sinks loaded with dirty dishes, dirty underwear out, etc., because they were mad at having to show the home, so if they really don't want it shown, it is unlikely that it will show well, anyway.      

It's a low-income neighborhood so tenants tend to gravitate towards Dish TV for their choice of TV service. 

All the appliances (dish washer, oven/stove, refrig) are old (prob 20+ years old) but in working/fair condition.

Investing out of town is risky.So is washing dishes blindfolded.

Landlords have only one card to play, if they do not have the stones to play it they must accept what ever their tenants are prepared to dish out.

Few people will dish out 50k just so they won't get a $200 power bill that month.

I am looking for a washer/drying (for clothes not dishes) that are designed to be installed in a kitchen under the cabinets.I know this is VERY unusual for Canada which is why I am having a hard time finding such a thing, but it is very common in Europe and Asia.I have a very small apartment with no washer/dryer and the cost to run the plumbing and electric is prohibitive so if I can fit one under the kitchen counters next to the sink it would make my life much easier.Anyone know of a model available in Canada?

We filled up 3 55-gallon drums of water for things like flushing toilets, washing dishes, cleaning themselves, etc.
