This room is big enough to have like a ping pong table and couches around all the walls and then some.

It was basically all sub too..But the up shot is when I would sit with someone at their dining room table  or if it was a hoarder house on the front porch.. ( when the couch is on the front porch thats a strong indicator that the interior maybe a little stinky :) )But many times they would lament that they simply did not understand how they could be in the position they were in.. they had good jobs etc..

I want to make it a rental and its already beautiful and the seller left really nice couches,dressers,tables and literally everything there.

The kids we get share beds, or sleep on a couch.  

Most people typically need to analyze 100-500 deals before you close your first one (this will also help you understand what a homerun looks like when you see it), so get started and analyze as many as possible while also living on a friends couch and eating PBJs to save the max amount of capital so you have cash to start buying deals when the right one shows up.

There are a lot and I mean a lot of 1-on-1 couching programs out there but be cautious of them because most are very expensive guru driven and really just a lot of hype to sell their courses.

I have been in podcast marathon mode for 3 days...and with a radio background, I am familiar with technique on mic.

Except now I'm on BP even when I'm sitting on the couch watching TV or laying in bed trying to sleep.
