She may never get the Real Estate mentality or process but she'll likely get excited when the checks start coming in.  

Both my landlord and his wife have a lot going on with hospital visits, heart surgeries and him having Alzheimer's disease that they do not mentally care any longer for their investment. 

I have been averaging about 10% over the last few years in v&m and I have been managing it myself, the area rents quickly, in the past 6 years its been vacant for 5 months total, still I am kind of getting tired of the "mental" responsibility that being a landlord carries, especially when managing it yourself, having a property manager in my case would make the numbers even worse.

My wife is a teacher and I am a school mental health counselor.

I am looking for someone that will teach me the hands on training as i observe and take mental notes.  

But don't count on their rent in order to make the payments, and then discover they can't handle living in the flip and they move out, leaving you strapped.Plan for mental health breaks, too.

Monopoly taught us a valuable lesson we took for granted in terms of green and red houses and hotels, but the real key to the 'real' game is to change your perspective from being an earning employee to an entrepreneurial acquirer of assets - through your lifetime, and ideally, onto your heirs lifetime(s).Focus on asset accumulation, whatever the vehicle or vehicle(s), and you will see a vast horizon beyond your current 40k mental construct. 

Old technology, bad mentality. 

Could be good advice, but there's a lot more to consider when making such a decision, obviously.So is this anti-real estate mentality a result of lack of understanding, or seeing other clients' lack of success in REI?

I'm just sort of feeling like I'm spending too much time/mental energy dealing with folks who don't stand a chance.
