However, Now with Schools, Bars and Clubs ( where people are in door and in close proximity) opening up and consequently clusters of Corona virus infections showing up, may be another shut down looming over our head ?

With the looming repairs I would take a serious look at your Cap Ex math for this property.  

If the market did crash, it would make it significantly easier for beginner investors to purchase properties with less money.Thus, I would like to hear any thoughts and suggestions from the BP community regarding the possibly looming market crash, particularly in planning a first purchase as a beginner investor.

I love having roof and HVAC recently replaced so I don't have to worry about looming threat of that down the road. 

There is a general believe that there is a looming disaster in the commercial space.

Then there is that looming question " Do you have(fill in the blank ) yet?

I have some foundations things looming and had a gutter guy come, and a foundation guy, and I feel like I'm going to give the gutters a try because the downspouts aren't going 7 feet from the foundation, the gutters are leaking in some places, etc.It's going to cost about 2.5k to get them done, but better than the sump pump quotes!

Especially if their is a recession looming. 

The house was updated when I purchased it, so no major CAPEX looming.
