Of what I've seen they usually want you to have 5 or more properties to bundle into them. for portfolio though, I've heard a lot about lima one, and talked to them a bit at REI expo. jordan capital also keeps coming to the local nicia meetings too talking about their lending. until you get around 4 mortgages though most of the local banks or credit unions are pretty willing to lend also
