I personally don't believe there are investors with hundreds of thousands of dollars to spend that couldn't think of doing the same, going to MLS and finding a wholesale deal.

My mortgage payments are barely a few hundred dollars below rents and when you factor in 300+K minimum in each house, vacancy, repairs, etc. it's barely good for appreciation, or at least it was.

Hi Brynn, there are 1031 exchange intermediary companies that can source deals for you but likely charge a commission and may not be aligned with your interest in getting best quality investmentyou can join the 506investorgroup.com, which has hundreds of active CRE-passive investors who are always posting new deals, and reviewing them and have long threads on each investment going back years tracking how they have done. you can google syndicators around the country and start contacting them and looking at their deals now and get a feel for which ones are good operators, so you will have a dozen or so lined up for when you need to investyou can start networking locally with RIAs or lenders and find out who are good/active CRE syndicatorsgood luck :)

We are working on another form of communication with higher commissions.The FutureAll indications are showing that it will get worse before it will get better - sales inventory is still high, rental inventory is very high, more and more new construction apartment buildings are nearing and/or have been completed (at least 10 in Cape Coral that have hundreds of units are still being built), displaced homeowners are returning to their homes, and a host of other concerns.We have gone through years of rapid rent growth and a lack of inventory.

I do it mostly because the veteran real estate investors here know you never find anything but human feces and decades-old porn behind water heaters, and I think it's a great private joke for all of us about how weird this business is, especially seeing how the newbies react, all offended that anyone could possibly be dishonest here in the forums about finding rubberbanded and cellophane-wrapped stacks of used twenties in a hundred-year-old defunct crapshack in Yinzerburgh, of all places.And every year, right on the button, I get a bunch of people who insist they know exactly how I should invest my found money.
