This is all pretty basic stuff, that you can read about here on BP if you spend a bit of time looking.So, tough question for you - how are you going to succeed at RE investing, if you keep putting in little to no effort on research and just ask strangers for help?

Like Ann, I have done many 100% rehab loans so it's not a scam so much but it could be the old bait and switch stuff or grab a fee and reject.You need to see what the track record is of any lender, do they close do they usually switch programs or whatever????

There are a ton of tools within his program that are useful, but none of that stuff matters if you can’t get deals bought/funded through them which is the only reason I paid my money.

Obviously, if I'm trying to comp a property and Propstream gives me stuff with sold prices and ARV's from 10 years ago, that doesn't give good comps.

Typically I have enough buyers lined up for the property that I don't have to nickel and dime with an investor over stuff. 

I don't really have any peers that are PM's in my area that I can call on for stuff like this so I really appreciate it.

Let's just put this to bed and do more productive stuff. 

No one cares....I can stand in my driveway and see all the same stuff.

Do it yourself, learn as much as you can, seek out a grey hair mentor who will advise you for a cup of coffee.
