they worked, and took their money and invested it into apartments and homes..and now they get to enjoy the fruits of their labor...just like i take the profits from my flips and invest them into rentals,and as james plans to...it's very difficult to live on a few rentals, especially if you plan to buy more...plus, the bank wants to see additional income until you have a subsantial amount of rentals...however, if you work at it long enough, eventually you can be a buy and hold only guy, as i plan to be in a few years :)

Do not leave it up to the property owner.They might not confirm the fax went through to the bank,they might submit tot he wrong department,they might be using an old dirty fax machine where the transmission was garbled and the bank cannot read it etc.Make sure they sign the release EXACTLY as they signed the closing papers when they bought.I have had instances where unless the signature is exact as what they have on file for closing docs they will not release info.If someone married or they sold to someone else etc. you can explain that away it's just more steps.

They kill mold and deal very well with cigarette and cigar smoke, fresh paint smells etc. i have had customers with allergies and reactions to the formaldahide in new carpet, etc who actually bought a machine after mine took care of the problem a hand.
