Don't forget your marketing pics will be more attractive on bright sunny days with flowers in bloom, than dreary snowy one's.

Currently, the family (Father in 80's, son is likely in his 60's and a daughter unknown age) has these properties in a variety of different names. 

A lot of the homes in certain areas (Lawrence Twp, Little Flower, Irvington, Bean Creek, Christian Park, etc.) are being listed for a premium (i.e. $60k, $70k) with plenty of work left to be done to them when resale history shows the most you'd get is maybe $80k or $85k. 

Inside Baltimore County you have nearly a million people, and a variety of different income classes.The cap-rates in Baltimore County are some of the best in the country.

Not saying that will get you out of trouble but it will help as you're building your case if there is black mold. virtually every rehab homes has black mold in it.. .. we just spray it with Clorox and call it a day.. but I get it .. there are different kinds and I guess the wrong kind can make you sick.. boy you should see some of the homes we go into  IE hoarder homes they look like full blown petre dish's mold of every variety and they seem to be OK..

Is there a variety of employment?

If they have enough pride to water the grass flowers they will still do it even i they are paying the water bill.I think paying for utilites would lower your NOI.
