Sure- long distance investing can definitely work, but it's vital you have an excellent team built up.

Ironically most investors don't slow down to ask themselves that simple question but will prepare a multi tab excel spreadsheet justifying the reason behind purchasing the low barrier home that lacks fundamentals because it meets the 1% rule or is a good BRRRR candidate because that's what they are taught.

Given my strengths are in the analytical and administrative areas, long distance might be a good fit for me but would like to dive deep with people who are actually doing it. 

House hacking is a great way to start building wealth in real estate, and New Haven County has some excellent opportunities for that strategy.

I fit their demographic as far as being new to investing and not having much to invest, so I feel like it's the easiest and best way for me to jump in, but your concerns have me listening.
