That's much better than the cost of hard money lender and I'm sure it would be enticing to some of our interested parties.  

The enticement of rental income without spending money is real.

I’m considering making a proposal to my landlord for a Lease Option but not sure how to make his cash cow seem more enticing to sell.

The seller also wants to avoid getting hit with a large tax bill, so it's enticing on many levels for them to become the bank.

Many banks start with less than they are owed so as to entice third party bidders.

Either you scare the Seller into selling now, or entice Buyer to feel greedy in acquiring the property NOW when everyone thinks a recovery/vaccine is round the corner and prices will shoot up.

Thank goodness we get this appreciation as rent cash flows can be less than enticing at first glance in the Raleigh area at least.
