What I or any other BiggerPockets member would do is irrelevant, especially once other applicants have already been evaluated and rejected on whatever criteria they had in place.I'm sorry if this is less helpful than you were hoping for, but coming from a Fair Housing perspective this is really important to emphasize.

The best success I've found is offering several dates/times for showings, emphasize that masks and gloves will be worn and that your group touring will be limited to just one person.

But sellers don't want a 'nice, polite, 'I'll do anything, please sell me your house" person", they want someone who "respects them, emphasizes, but is confident in themselves."

For example, I emphasize to all of my house hacking tenants that it's important to me that they're quiet at night, that they keep the kitchen/bathrooms clean and that they pay rent on the first every month.
