Live in Investment - Duplex

My wife and I are currently in the process of closing on a duplex and we are so excited to start our real estate journey and put what we’ve been learning into action!

We are trying to get things in order before we take over the property. Currently both sides are occupied on month to month leases. We are planning on asking both tenants to leave so we can do renovations as well as move into one side. What paper work do we need? We need to create a lease for future tenants, a tenant application, a 30 day notice, and what else? How do we legally give a notice? Do you all use Cozy for taking rent as well as doing background checks? If so, why and if not, what do you use?

What else do you think we should know? Thanks in advance!
