I’m not sure how many rentals you have but I have a few and have been able to negotiate a discounted rate with Irving Oil and Propane which gets passed on to my tenants with the property and then they set up their own personal account with Irving.

You can still pick up value-add deals for a discounted price and get great contractors to turn the place in around 3 months.

I have given a $50 discount on the monthly rent.

. :-) Now prefab slabs typically start at ~$300 for 8’ (not counting discounted for some reason which is less).  

I’ve had this happen in a similar market propped up by foreign investors and tourism (Costa Rica) and luckily was able to wait out the down turn but there can be long periods of time in this type of market where properties just aren’t selling at all even at a steep discount.

Any rating of 10% or higher is exempt from the funding feeIn many states being VA disability rated also gets a property tax discount.

You can get discounted REO deals from $50K to $100K with a potential ARV from 20% to 40% or more depending on many factors.

Selling to another investor at a discount and walking away is an option if they want to avoid the headache of putting the work in.

Your market for an incomplete house is severely limited and most investors are going to want discounts to take on a project in progress. 

Plenty of landlord types with some down payment money would assume a loan if they can get the property at a discount.
