All that being said, if your not already in the market the ship likely has sailed.

Often tenants being evicted sink their own ship with how long winded they can be discussing how they "suffered" through this tenancy. 

I think your biggest threat is the relationship between the Tenant and the handyman, but that ship has already sailed.

To build a list of candidates, talk to property managers, cruise real estate investing sites, seek out local investors, etc.
