As a comparison with how crazy it is, there is a lot near Gandy and West Shore asking $700K and  they are tearing down perfectly beautiful houses on Davis Island for $650K to build $1.5million + dollar homes.

My goal is to develop beautiful, affordable, sustainable houses in B neighborhoods.  

Hi LarryI'd say making $25k+ and $60k + profit on each the day of closing on  appreciating beautiful turnkey properties, one with tenant in place..the other is rent ready...is amazing.

Investing in real estate and earning a decent passive income (not 100% passive as I have to manage) but ultimately striving to own a commercial building and multiplex residential home to rent out in the very near future.If anybody has any advice on commercial properties that would be much appreciated!

Don't be too quick to just allow anyone into your beautiful rehabbed property.

Hi @Steven Gillmer -I love that you are looking in our beautiful town of Boise, but I find it fascinating. 

It's a beautiful house but any type of foundation works scares me, let alone one that feels sketch and has a $200k price tag 

I have bought a foreclosure beach front condo, I have remodeled it and it is beautiful!  

The condominium is beautiful and scenic I'll give it that and if you already enjoy living there then it would be a great home for you.

Careful what you ask for, many if not most on here either came from the middle class or are striving to rise above middle class through our real estate investments.
