I’m Not even sure this lady can sell it down the road with these restrictions in place, assuming another person doesn’t force her out in 3 years.I was just seeking ideas for a course of action that doesn’t require hiring a lawyer as the first step.  

When the lease expires and you notify them they need to move out, they can simply refuse, thus forcing you to evict them. 

If there is a deal out there that makes sense then I would not hold back from pulling the trigger, but I would say I would not "force" a deal.

Other times, it's appropriate to force them out.

They forced the back door open, (you could see the minor damage to the back door), then went inside to the front door, removed the entire door lock and went off to have a key made, then they reinstalled the front door lock.

Use it to buy-down your loan, offset some closing costs, or pay your coach.I love that it forces buyers to realize their agent isn't free to them. 

If rates did drop, that 3 year fixed period means their rate would automatically drop with it, so they wouldn't have to refinance if they didn't want to, but if they did want to (cash out refi made possible by a recession forcing more elderly people into assisted living facilities, thus driving up rents, and the value of assisted living facilities? 

So then I went in and rehabbed the unit top to bottom and forced a 4x appreciation.
