A, B, C, or D neighborhoods?

I've experienced that in lower class properties priced under market, usually the tenants won't want the attention so they won't complain, but in A/B properties and especially when you are at or above market rate, tenants (rightfully) expect their units to be fully functioning in good condition.

To expand, good luck getting 1% anywhere in Huntsville right now that is an A/B neighborhood with appreciation potential. 

My standard advice is to start with a 150-175k duplex in a B/C that meets at least the 1% rule upon purchase and has upside in rents with cosmetic rehab (but is occupied as is at a lower rent).

What type of cabinets do you suggest in a c+ upcoming to a b- area?

Really need the stats of your deal, loan amount, rental income, down payment, how many units, type of location (big city or little town) and property (a b or c class)

This could be a NNN leased industrial building, or a medium sized apartment building in a A/B class neighborhood with a property manager. 

find local rehabbers to get the take out products for your rehabs. if you can work for them , a lot of products taken out of a higher end A B property might just be perfect for the c d  properties.
