how to get money to renovate property w/ no money and bad credit?

HI MY NAME IS ANNA. MY FIANCE' HAS A COUPLE OF RENTAL PROPERTIES HE ACQUIRED AND I WOULD LIKE TO HELP HIM. MOST OF THE PROPERTIES NEED WORK.  WE WOULD LIKE TO GET ON THE OTHER SIDE OF REAL ESTATE INVESTING NOW. WHAT I MEAN IS THE FLIPPING HOUSES SIDE. WE HAVE LITTLE FUNDS FOR IT CREDIT IS MEDIOCRE.  I NEED HELP FINDING WHICH DIRECTION I NEED TO GO  IN TO START. PLEASE HELP!!!!
