I do minor rehabs but have a handyman, some plumbers, electrician and HVAC contacts I can provide. all PG county based... but the thing is most of them might charge a fee if you dont already have it under contract since they know the chances of you of getting the offer AND choosing them for services is much lower than a homeowner getting a quote.

For example, if you removed a 240 line for an electric dryer, that would give you two more slots for new circuits.

There are many less experienced appraisers out there, but the appraisal apprenticing process is doubtless the most stringent in the real estate process, so I wouldn't throw any more $ at it trying pull a different slot machine lever, but rather I'd interact with the appraiser and if that doesn't work, you can speak with the lender and share with them why you think the appraiser's report is un-reliable or fails to affect reality.I hope that is useful guidance, Les :) 

I feel there are many people heavily impacted by Covid and showing the units to one perspective tenant at a time is rather minor, but I do wish, seeing that each time slot is assigned to a particular tenant, it would be nice if they all showed up at their assigned viewing time.  

The location is PG county but as close to DC as possible.
