Hi Ryanjust do a google search on Standard Ontario Lease Agreement and you will find the standard lease required by Ontario law. it covers most of what you need and if  you want to add more clauses you can add a schedule to that agreement. 

I'm in Ontario, Canada and shockingly we aren't allowed to collect security deposits, only last months rent. 

This person has not been affected by covid and admits (not in writing) that he knows the tenant board is backed up in Ontario and it will take 6-7 to finally evict him.
