Is it advantageous to ask the listing agent to dual agent so that he/she still gets close to the commission they'd have received if it sold at list?

I just renovated a property for a flip, I’m a realtor and one of my clients is interested in purchasing it, I haven’t listed it yet for the market . What would be my best course to go about this legally?

I will also do the low-voltage wiring myself (cat5, cable tv, security system, etc)I honestly haven’t thought of getting my RE license.

These tenants are typically well paid, white-collar workers, often dual-income families.

High Credit Score, Highest Income, Dual vs Single Income, etc.

We asked the listing agent to do a dual rep for a reduced overall commission, which allowed for a lower purchase price.

I spoke to a lender that said you can even go up to 6 units if you are dual military (both spouses are military and eligible for the VA loan).

I hope I chose the right forum for the question.I'm interested in owning a dual-purpose beach/oceanfront condo near Orlando (1-2hr drive) for renting most of the year and for family vacation use while vacant.

Also all my family lives in Alabama I'm not sure if I can leverage my current dual status.
