I've been poking around on here off and on for awhile, not too seriously, but have decided it's time to dig in and take advantage of this cool resource on BP.4 years ago my wife and I bit off way more than we could chew with our first "handyman special" home, a 1940s 1400 sqft 3br 2ba on 3.5 acres with decades of deferred maintenance and shoddy DIY.

While I plan to focus on buy and hold, I picture a somewhat perfect scenario for me would be to find distressed homes the way a wholesaler would find them, fix them the way a flipper would fix them and then rent them out the way a buy and hold investor would rent them out.Am I trying to bite more than I can chew?

I am concerned there could be rats in the walls etc and there could be chewed wires or other damage that isn't visible.

But if you decide to go with it I recommend: No dogs less than one year old (chewing and bladder control problems), $500 -750 pet deposit, $25-40 per month pet rent and depending on the breed a pet bite rider in their renter's policy.
