I just have never heard of this kind of experience and am wondering if others have run into any debacle like this. title company checks normally dont get held I know mine never do.. last year when first american got hacked I had closed a deal and had a nice size proceed wire due and it took 6 or 7 days for FATCO to get the wire out to me..

Most LLCs are set up for liability protection or similar non-tax reasons, and especially in CA, the penalties for "non authorized" practice of law are steep that a lot of CPAs will not even form the LLC for their clients.

.: I'm curious how CA agents can make a living with laws like AB2992 that state:"If the out-of-pocket costs to pay their agent remain too great and the seller and buyer have not yet reached an agreement on the sales price and/or terms, the buyer may walk away from the subject property provided there is an exit clause, proceed without representation, or approach the seller's agent about possible dual agency representation."

Then I usually get a letter from the Sewer provider citing the Indiana law which says I'm responsible for Sewer if the tenant fails to pay.
