I had forgotten it was Fathers day until yesterday.I am 37 now and my dad was killed in a car wreck when I was 15.I have no kids yet but I am planning on having some. When the kids come I am sure Fathers day will kick in again and mean more.I do remember him but it was so long ago.I hope everyone has some fun today.I will just be cleaning up my office and watching movies with the wife.I might look at some old pics for nostalgia. One of my friends still has his dad but not his mom so we are backwards in that respect.

Your neighbor's plan sounds kind of like a dumb move to me.1) short sale during soft market and wreck credit2) build credit for 2 years until maket improves3) buy, once again, in seller's marketI don't think I'd be taking real estate projection cues from your nieghbor - even though really nobody can predict the future.

They may be somewhat less because you won't be a bad tenant and wreck your own place.

If it's yours, sure, you have to and would want to take action.I am sending you a PM, too.Regarding the other two properties: You are creating quite a spectrum there, from "just rescued from the wrecking ball" to "didn't quite make it into Washington Highlands".

I couldn't do a short sale as I didn't want to wreck my credit and go though all of that (and I have no hardship and cash in the bank).

You WILL have tenants that wreck the place.
