@Daniel Rhee I think you are looking for clarification on what you're witnessing with that Realtor (I'll just use "agent" from here on out since not all agents are Realtors).  

The subs will be your best witnesses if you go to court .

The neighborhood is a multi-ethnic neighborhood, so there isn't a typical look, other than the fact that they don't look like little skinny white dudes with tattoos running all over their bodies and weigh 110 lbs and the fact that they have witnessed the drug deals occurring right on the street in front of their houses. 

I recently sent out a postcard that elicited some very angry responses; people obviously quite upset, 3 threats to sue, profanity, accusations of cowardice etc. 8 of the 11 messages from the mailing were angry.

From what I have witnessed on crowdfunding platforms, either the sponsor has equity in the deal or the margins are so skinny I can't see why anyone would undertake it.

Err on the side of caution - it only takes an accusation to bring a case against you.
