But if you think appreciation has stalled or capital expense might be lurking then a 1031 is better than just a sale because you get the compounding effect of the deferred tax working for you not the government.

Absent these type of relationships, I've seen to many projects get delay or fully stall out as the disconnected subs end up causing delays or the need to redo work that got done by a different sub. 

And the only reason people are doing that is because the fear mongering the agents were starting, telling one customer to another and the train just keeps going. 

To find where to invest, look for places with lots of jobs, good schools, not much crime, and nice things like parks, shops, and buses or trains.

It might be better to partner with a successful PM that could help you with the systems, brand recognition, and give you that shoulder to shoulder training.
