He has about $4.7k in property taxes, and he'll borrow money from a friend to pay the oldest tax to keep the property, but would just rather sell by the end of the month.comps are 60k range Avg rent for area is $800 on rent-o-metertaxes at 4.7k (included in price)not sure what to estimate for repairs, but it could use paint, carpet cleaning, new toilet, and new lighting in partial finished basement.Asking $38,000 oboWhat do you think?

My goal is to drive down expense (counting car costs), saving $200/month.WATER - I will be installing six 1.5gpm showerheads, twelve 0.5gpm faucet aerators and ibvestigating whether the 1987 toilets use 1.6 or about 3.5gpm each.

New tile on the floor doesn't mean squat".Mechanicals,roofs,plumbing,electrical etc. that is where the real cost is at.Is the property sub-metered for water??

Obviously banks aren't paying squat in interest right now, so we are looking at using some of her proceeds to buy 2-3 properties to rent out and split the rental income (she puts up the cash, I do all the marketing and property mgmt).

Pressed wood on floors falls apart when it gets wet so check around all sinks, tubs, showers, toilets and laundry areas for weak/damaged floors. 2.

I would be concerned about the slope of the line to the street when they replaced it.If the slope isn't right or they have funky bends in it to go around big roots or above them that's when water and debris can sit and cause constant clogs.About every 3 to 6 months the plumber then has to come out and scope the clean out outside to unblock.If material is with dirt etc. is back up in the toilets or they slow drain or make a gurgling noise with bubbles you could have an issue.Make sure as mentioned before buying you get a plumber to scope it out all the way from the toilets to the main and the street to make sure there is not any issues with slopes or clogs.I have heard many horror stories where a buyer calls the county or city and they say on the phone that everything is fine and after they buy it they get hit with all these costs,fines,etc.If they won't give you something in writing I wouldn't feel comfortable about it but that's just me.So this was an existing line to the street and not a sewer tank that they converted later and hooked to the city or county correct??

I think $6,900/yr is crazy conservative, so if you can just keep your repairs to under $2k/yr, which probably means you may have to be the one snaking the toilet sometimes, you can make $100/yr with a 15% vacancy.

I'd call him back and tell him there's no way you're paying that much and you want him to tell you why it took him so long to change a tub assembly and a couple of hoses.You might not be able to get him to budge a lot, but I would be surprised if you can't get him to drop it a few hundred bucks out of sheer guilt.For plumbing leaks or toilet issues, don't call a plumber.
