Hello, BP I have a property that I don’t have under contract but i have been researching and found a property that the owners are deceased and I have skip traced both of the owners relatives and still haven’t got down to the bottom of how I can contact who owns the property now, they are also behind on there taxes.

Last resort is skip tracing, but that costs money.

Hi, Does anyone have a strategy for probate leads, or do you build a list via a skip tracing company like list source...?

I'm fairly confident I can/should skip the single family stuff and get into multifamily right away.

If not, use a skip trace service.

Cash is great but if you have healthy income you don't have to let the lack of a big bundle of bills stop you from getting started - you just need to know that if you ran into a problem, you could access the funds to take care of that problem, and you could pay those funds back in a controlled way without skipping your mortgage payments or having to go to a soup line for awhile. 

Skip to the last page (I couldn't find a way to sort oldest-newest)Now you have all the old listings that nobody is bothering with.

@Justin Youngblood  Once it's on the MLS even if it's coming soon, you cannot skip the agent commission.

Supposedly it's best to send a postcard first because it's the cheapest and you'll get the non deliverables back returned to you so that you can further scrub your list or skip trace those returned cards and find the real addresses of the owners.

You wouldn't want to skip out on PM costs only to realize you want to hand it off to a PM company later someday.
