Obviously its not the shot gun approach but if you just  have a few identified can cost but a few hundred bucks for your lawyer to take your letter you write approve it and put it on their letter head.

So, think of the equity you'll gain even if you're only breaking even (or close).The only way this one would have penciled, at its entrance price-to-rent ratio of 0.68%, is if a down payment of 25% was put down and it would then cash flow $25/month at the stated figures.The balance is always little-to-no cash flow and high appreciation, high cash flow and little-to-no appreciation or a combination of the two.

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not.
